Home improvement projects are common New Year resolutions, and a roof inspection is certainly an important home improvement project! To prepare for the New Year, many people are cleaning out their closets while others are doing some serious home remodeling to update there home.

Here is a basic checklist you can use to make sure your roof is off to a good start with the start of the new year.
Exterior:
1. Severely blistered, curled or split shingles 2. Loose or missing shingles 3. Loose or exposed nails 4. Improperly seated nails that “popped” 5. Broken or loose shingles at the ridge and hip lines 6. Signs of missing caulk used to seal flashing 7. Rusty or corroded metal flashing 8. Damaged or missing flashing 9. Sagging on the ridges 10. Broken seals on shingles 11. Excessive granule loss on shingles
12. Chimney cracks 13. Rubber boots at top of pipes (indicating dry rot) 14. Damaged gutters and downspouts 15. Fascia board that’s damaged or rotted 16. Siding above the roof 17. Gutters and eaves for proper shingle overhangs
Interior:
1. Cracks on roof sheathing 2. Measure and calculate proper attic ventilation 3. Sagging decking (between rafters) 4. Outside light coming through 5. Attic intake vents for proper ventilation 6. Bathroom and kitchen exhaust fans for proper ventilation 7. Leaks around vents, chimneys and other holes to the outside
After the inspection, if you checked out these items yourself, the next item on your roofing to-do list should be to call a roofing specialists like us if you find problems with your roof. Don’t ignore any “small” issues as they can have a major effect on your home. Depending on our findings, you may have to consider repair or replacement as the last step of your roofing maintenance.
